Windy, good on yer.
I'm a bit like you I have about two years to dispose of a working jobbing shop AKA Bodgers Lodge as its situated in premises my daughter will shortly own.
However I am going to build a new workshop at the new house next year when the weather breaks, not big, I reckon 20' x 12' or 14' is as big as I can get in, possibly down to 18' x 12'
Sound quite big by a lot of peoples but it will need to house two of us as the Delectable Debs ® ™ has a KX3 CNC mill, a CNC lathe and a Colchester Bantam and I have a 14 x 36 lathe, SX4 mill and 900 x 600 router plus all the attendant hand tools. In fact I worry that it won't be big enough.
Big TOS lathe, Blidgeport, Gear hobber, big CNC mill, all the welding equipment, MiG and Tig, power saw, etc will all have to go.
TBH I'm looking forward to it so then I can do what I want and not what customers want.
Should give me more time then to take Ketan thru the small claims court to get my £4 back ?
